  1. Go into the FORMS section and download the intake pack. Complete all the relevant sections and email this to accounts@sds.co.za.
  2. Then we will need a copy of you and your guardian’s ID, your guardian’s letter of employment, 3 months payslips and 3 months bank statements.
  3. After you have been approved (this takes 2 workings from the date of receipt) all we need is a deposit and your first month’s rental and the room is yours.

No, SDS is not NESFAS accredited. We do however work with ‘private bursars’ and will gladly facilitate the process wherever possible.

You’ll need to register on the building biometric system, unfortunately, this is out of our control and usually costs between RXXXXX and RXXXXX . Electricity, room cleaning, laundry, WIFI and general upkeep is also excluded.  When you move out at the end of the lease any damages to the property are deducted from the deposit amount along with a small cleaning fee to get the apartment ready for the new tenants.

Yes! As a minimum, all bedrooms come with a bed, desk, chair, cupboard and a study lamp. Every apartment comes with a fridge, microwave and double hotplate for cooking and ample storage space.

Tenants are responsible for their own laundry.

The equivalent of 1 month’s rental.

At the end of the contract, 60 days after the outgoing inspection has been completed.

A cleaning fee is deducted as well as any damages and outstanding amounts.

There is a move in and move out inspection. If it was not damaged when you moved in, you will be liable.

No, students are responsible for cleaning their own rooms and units.

Absolutely, all we need is their contact details and we’ll take it from there.

Yes! We will provide you with a cash payment of R500 into your nominated bank account!

Absolutely! If your payments are up to date and you’ve been a good tenant, we’d love to have you back! In fact, we’d like you back so much that we’ll even hook you up with R500 in cash if you stay on.

If you pay on behalf of your bursar, once they make the payment to SDS we will gladly refund every cent you have paid to us 36 hours after the remittance has reflected in our account.  It’s no problem and many of our students do this!

Yes, we are very flexible and will try to accommodate your requests as far as possible – just have the conversation with us.

Yes with costs and penalties per the terms and conditions of the lease, the Consumer Protection Act and the Rental Housing Act.

Absolutely! We pay R500 for a successful referral.

Water is included but electricity is prepaid.

We have a broad selection of rooms available. The majority are single rooms but we also have bachelor flats, penthouses and double rooms to suit everyone’s requirements and budget.

No, all our units are non-smoking. Some rooms have a balcony which you can smoke on provided it is not offensive to your roommates and neighbours.

Only if you are in breach of your lease agreement (such as by non-payment of rental due) or partake in illegal activities.

This varies from building to building and can be ascertained at security.

Everything will be in perfect working order when you move in, but during the year you will be required to maintain the unit to the same standard you found it in. If a light bulb goes out, it’s up to you to fix it. If you need help, we can arrange this for you and simply deduct it from your deposit at the end of the year.

This is done on a case-by-case basis, let us know and we’ll see if we can accommodate you or your friends.

Generally 10, 11 or 12 months however shorter periods can be negotiated.

If there are reasonable and pressing grounds that may impact your health or safety we will accommodate you as best we can but switches are generally not allowed.

SDS does annual fumigation, but pest control though the year is done by the tenants. In some instances, the Body Corporate will facilitate this if you lay a complaint with the building manager.

Please raise this with the security officer on duty in the building if it is building or common area related or if it is unit related please contact the administrator on your Whatsapp group privately.

No. WIFI is for your own account and setup.

Very little as our units are fully furnished with a bed, study desk and chair per tenant! Each apartment also has hotplates, a microwave and a fridge.

So you would just need to bring your own bed linen,  towels, cutlery and crockery.

As long as it is not a problem for your flatmates and doesn’t encumber the entry and exit of the apartment you are welcome to.
